Amazon Likely Mystery Tenant Behind $57 Million Dallas Galleria North Tower Renovation
Amazon (NASDAQ: AMZN) appears to be the undisclosed tenant behind a $57 million renovation of Galleria North Tower I in Dallas, according to a Texas Department of Licensing and Regulation filing. The 16-story, 395,000-square-foot tower at 13737 Noel Road will be renovated in two phases from Jan. 1, 2027, to Aug. 13, 2027. The first phase covers roughly 223,000 square feet. The filing names the tenant only as "DFW 22," an internal designation matching Amazon's convention of pairing airport codes with sequential numbers. The owner's contact number is linked to Devin Ward, identified on LinkedIn as an Amazon construction manager. Boston-based WS Development owns the property, which it acquired with a $63 million loan from Athene Annuity & Life Company. Amazon signed a five-year lease at the nearby Two Galleria Tower in 2024. Neither Amazon nor WS Development responded to requests for comment. Dallas-Fort Worth office vacancy stood at 23.5% at the end of Q2 2026, down 40 basis points year over year.
