Corcoran CEO Defends Off-Portal Listings as NYC Portals Threaten Exclusion

Corcoran Group President and CEO Pamela Liebman on Sept. 21 pushed back against consumer portals that require listings to appear on their platforms within 24 hours, saying such rules reflect a business model built on capturing listings, traffic and seller leads rather than consumer transparency. Writing during August, traditionally New York City's slowest real estate stretch, Liebman said sellers should choose whether to stay fully marketed or relaunch after Labor Day. She argued that off-portal listings do not leave the market: they remain visible to agents through REBNY's Participant Only Network, and brokerages share them via the IDX feed. Liebman said portals like Zillow and StreetEasy ban such listings by choice, not by REBNY mandate, and that most would eventually be published when timing suited the seller. She reaffirmed Corcoran's backing of co-broking, dating to the 1980s.
