Portugal House Prices Hit Record High in September, Up 7.9% Year-on-Year
Portuguese house prices reached an all-time high in September 2026, rising 7.9% compared with the same month a year earlier, according to the Idealista price index. Prices rose 0.6% month-on-month from August. \n\nThe median home price nationwide stood at 3,228 euros per square meter. Lisbon remains the most expensive city, at a median of 6,256 euros/m2, with the Lisbon region at 4,501 euros/m2. Among district capitals, Vila Real (17.8%), Leiria (17.6%), Beja (14.4%), Faro (14.3%) and Guarda (14.0%) posted the sharpest annual gains, while the Centre region grew fastest overall. Lisbon recorded the slowest growth among major cities at 4.4%. \n\nAt the European Union level, Portugal posted the bloc's second-largest price increase in the second quarter of 2026, up 14.2% against the 2025 annual average, trailing only Bulgaria (+14.3%), according to Eurostat. EU house prices rose 4.7% year-on-year in the quarter, while rents climbed 3.0%.
