Newmark's Atlanta office has been retained to handle the sale. The offering comprises Park Center II and III, totaling 1.1 million square feet, fully leased to State Farm with ten years remaining. State Farm holds approximately $527 million in remaining rent obligations, per BisNow. At the expected bid, the price equates to roughly $409 per square foot. Office sales volume in Atlanta surged 139 percent year-over-year to $2.9 billion in the first half of 2026, part of $8 billion in national office trades during the period, according to Avison Young data cited by BisNow. National office availability has declined for eight consecutive quarters as demolitions and adaptive reuse projects reduce supply.
