Cook County Judge Appoints Receiver for River Oaks West Mall Amid $45.6M Foreclosure
A Cook County judge appointed Frontline Real Estate Partners as receiver to manage Calumet City's River Oaks West shopping center as of Sept. 3, following a $45.6 million foreclosure lawsuit filed by Miami-based Rialto Capital less than a month earlier. Rialto alleges owner WC MRP Calumet Center LLC defaulted on $500,000 quarterly mortgage payments starting Dec. 31, 2025. The property carries a nearly $30 million outstanding loan balance plus over $15 million in accrued and deferred interest and fees, according to the lawsuit. The LLC bought the center for $7.7 million in 2014 and took out a $38.3 million mortgage in 2015. Tenants including Burlington, Ross Dress for Less, Foot Locker and Marshalls should see minimal disruption, said attorney Dominick Lanzito, who noted that any eventual sale could take longer given high area property taxes and limited buyer interest.
