Lurin Capital Founder Jon Venetos Hit With Involuntary Chapter 7 Filing by Creditors
Three lenders filed an involuntary Chapter 7 bankruptcy petition against Lurin Capital founder Jon Venetos on Sept. 17 in the U.S. Bankruptcy Court for the Southern District of Texas, seeking personal liquidation over $33.7 million in judgments. Vista Bank, NexPoint Real Estate Finance and Silver Point Finance lead the filing, citing judgments of $3.1 million, $5 million and $22.7 million respectively, all tied to personal guaranties on defaulted loans from Lurin's Sun Belt apartment portfolio. Additional creditors include investor Michael Majors ($1.2 million), Sespe Investment Group ($1.5 million) and Red Elephant Design ($218,000). A separate $19 million judgment owed to Acore Capital Mortgage is not covered by the petition. The FBI has opened an investigation into Lurin's financial unraveling. Morgan Stanley foreclosed on Venetos' Aspen home in late 2025, and KeyBank and Vista Bank have accused him of fraud. An involuntary filing against an individual is "one of the rarest moves in bankruptcy," said Northgate Real Estate Group president Greg Corbin.
