Macquarie Lists Boca Raton Office Campus for $200M, Tenants Include JPMorgan, PwC, UBS

Macquarie Capital has listed Boca Center, a three-building Class A office campus in Boca Raton, Florida, for an estimated $200 million, Newmark said on October 1, 2026. The 379,000-square-foot complex at 5200 and 5100 Town Center Circle and 1800 North Military Trail is 86 percent leased. Major tenants include JPMorgan, PwC, Ernst & Young, UBS, FINRA and AMN Healthcare. A sale at $200 million equates to $528 per square foot. Newmark's Adam Spies, Josh King, Avery Silverstein and Ben Lushing are representing the seller. In-place rents average roughly 22 percent below market, a gap Newmark projects could add about $3.8 million in annual base rental revenue. The third building is 68 percent occupied, with 46,000 square feet of near-term vacancy that could generate an estimated $2.4 million in additional annual rent. Macquarie acquired Boca Center's office and retail components in 2022 from a Barings affiliate for $261.5 million.
