The average rate on a home equity line of credit stood at 7.21% on May 29, 2026, with home equity loan rates holding at 7.36%, tying the 2026 low first recorded in mid-March, according to Curinos data. The steady rates follow a 0.7% national home price gain in March reported by the S&P Cotality Case-Shiller Index, though gains were concentrated in the Midwest and Northeast, with parts of the Sun Belt and West still declining. HELOC and home equity loan pricing is based on an index—often the prime rate, which remained at 6.75%—plus a lender margin. Rates are for borrowers with at least a 780 credit score and combined loan-to-value ratio below 70%. Lenders retain flexibility, and offers can range from 6% to 18% based on creditworthiness. FourLeaf Credit Union advertised a 5.99% introductory HELOC rate for 12 months on lines up to $500,000, reverting to a variable rate afterward. Analysts expect interest rates to stay largely flat through 2026, making it a competitive window for borrowers.
