Horizon3 Subleases 40,000 SF in Chicago's Fulton Market from WPP

San Francisco-based cybersecurity firm Horizon3 subleased 40,000 square feet at 333 North Green Street in Chicago's Fulton Market from advertising giant WPP, according to Crain's. The company will occupy the 14th floor of the 19-story building, vacating its previous downtown co-working space. WPP, the largest tenant in the 554,443-square-foot property, has sought to sublease the space since 2024. The deal halves the 80,000 square feet WPP placed on the sublease market two years ago. WPP holds 253,000 square feet at the building through 2035, which is fully leased. Tech firms have bucked Chicago's broader office-market weakness, with California-based companies including Rippling, Databricks and Ripple expanding their footprints in the city. Fulton Market has held up better than other downtown submarkets even as remote work drives record vacancy rates elsewhere.
