Brandywine Sells Solaris House Apartments in Austin for $136 Million

Brandywine Realty Trust sold its Solaris House apartment complex for $136 million, the Philadelphia-based REIT announced in its third-quarter earnings. The 341-unit building is part of the company's Uptown ATX development. The 371,000-square-foot property at 2800 Solaris Street opened in 2024 and was roughly 90 percent occupied at the time of sale, according to the Austin Business Journal. The price equates to about $398,800 per unit. The buyer was not disclosed. Brandywine is also seeking a partner for Solaris's sister building, the One Uptown office high-rise at 11515 Burnet Road, and has invested $31 million renovating space vacated by IBM. The company targets up to $300 million in real estate sales in 2026; its $151 million sale of 405 Colorado Street to Hines earlier this year pushed it past half that goal.
