Lender Taps Colliers to Sell Vacant Sun Valley Studio Campus Owned by Blackstone, Hudson Pacific
Colliers is marketing a 240,000-square-foot Sun Valley production campus on behalf of the lender to a joint venture between Blackstone and Hudson Pacific Properties, according to marketing materials viewed by The Real Deal. The offering is described as a lender-facilitated sale with no asking price, seeking best offers. The campus at 11038 and 11100 West Peoria Street is entirely vacant. Hudson Pacific and Blackstone announced plans for the studio, part of their Sunset Studios brand, in 2021. Hudson secured a $94 million loan from a Royal Bank of Canada subsidiary a year later to fund development. The roughly $200 million project, comprising seven soundstages, was completed in 2024 amid a transformed Los Angeles production market marked by dual labor strikes, the end of the streaming boom and excess soundstage capacity. Hudson Pacific owns 50% of the unconsolidated joint venture that holds Sunset Glenoaks Studios. The REIT reported a $136.5 million third-quarter loss, largely tied to the asset's deconsolidation. Colliers, Hudson, Blackstone and RBC did not respond to requests for comment.
