California's Jan. 1, 2030 seismic compliance deadline for general acute care hospital buildings is driving demand for retrofits and replacement projects, straining equipment lead times and prices, Boston-based contractor Suffolk Construction said. Under state law, noncompliant buildings cannot provide acute care services, and hospitals risk license suspension or non-renewal following a notice of violation. Facilities must submit seismic compliance plans and obtain permits for nonstructural performance category work. Louis Martinelli, who heads Suffolk's Freedom Source procurement team, said interest rates and financing conditions still govern when projects move from planning to development. Bobby Eagar, Suffolk's senior vice president of Southern California healthcare, said seismic work will compete with new hospital construction and infrastructure projects for the same equipment, further affecting availability. He cited coordination of structural design with mechanical, electrical and plumbing requirements as a key challenge, and said Suffolk is weighing early equipment releases during permitting when selection changes are unlikely.
