Hunt Realty is marketing a proposed 30-story office tower in Dallas' NorthEnd district adjacent to the Goldman Sachs campus under construction, though no city permits had been filed for the project as of Monday. JLL published a listing for the 670,000-square-foot high-rise at 2345 North Field Street, according to the Dallas Morning News. The first two floors would be retail, with average floor plates of about 22,000 square feet. Developers sometimes market office space before construction begins to secure larger tenants and increase capital before breaking ground. Goldman Sachs is building a $709 million, 800,000-square-foot campus on three acres in the Field Street development, part of the emerging "Y'all Street" financial district. The bank is expected to occupy the site in 2028 and could house up to 5,000 employees there. The broader NorthEnd development is slated to include additional offices, residential and retail space, plus a 1.5-acre park. Uptown has overtaken downtown Dallas in property value growth for the first time, approaching the $10 billion mark.
