A high-floor condo at the Residences at the St. Regis, 363 East Wacker Drive, sold earlier this month for $5.1 million — nearly half the $10 million contract price reached in 2018, Crain's reported. The deal underscores the steep decline in downtown Chicago condo values in recent years. The 2018 buyer, Steve Vogel, sued to exit his contract for the 90th-floor unit, alleging developer Magellan Group marketed the tower with Dalian Wanda Hotel amenities after the Chinese firm's retreat. Two other buyers filed similar suits. Vogel exited but forfeited a $1.5 million deposit. The tower, formerly Wanda Vista Tower, later secured the St. Regis, a Marriott brand. St. Regis units once sold for as much as $21 million before the pandemic hit global real estate values. A unit fetched about $8 million this July, the city's fourth-highest home price in 2026, per the outlet. Sale details remain opaque: buyers used a land trust to shield their identities, and records name no agents and disclose no interior details for the 90th-floor unit.
