Broadview Plans 32-Story, 520K SF Luxury Office Tower Near Houston's River Oaks

Houston-based Broadview Real Estate plans to build a 32-story, 520,000-square-foot office tower at 4701 Westheimer Road, near the River Oaks district, the company told Bisnow. The project, called 027 after the 77027 zip code, has no groundbreaking date or equity partner yet. Broadview will demolish an extended-stay hotel currently on the site, located across Loop 610 from the Galleria. Managing director Anish Bavishi said the tower targets "ultra luxury" tenants needing 200,000 to 300,000 square feet, such as large corporations seeking high-end hospitality amenities. The project has been in planning since 2021. Bavishi said Broadview has held talks with pension funds and family offices about equity partnerships, but none have materialized. No office project over 500,000 square feet has been completed in Houston since Hines delivered the 1 million-square-foot Texas Tower in 2021. Only four projects are underway in Houston's Inner Loop, including Stonelake Capital Partners' 266,000-square-foot 100 Park Place nearby.
