Hines Acquires 1,476-Acre Brown Ranch in Fort Worth, Plans 3,800 Homes
Hines has acquired the 1,476-acre Brown Ranch in west Fort Worth and will build 3,800 single-family homes over roughly 12 years, the Houston-based developer confirmed on Oct. 5, 2026, after about a year of negotiations with the city. Lots will range from 2,000 to 4,500 square feet, with homes expected to sell for about $500,000 on average, said Rob Witte, Hines' head of residential land development for the Americas. The purchase price was not disclosed. The master-planned community will include at least three amenity centers, 10 neighborhood parks, a trail system and 70 acres of commercial development. Builders include Beazer, DRB, HistoryMaker, Meritage, Pulte and Risewell. Trez Capital is the capital partner; Harvest Capital and TPG Credit provided financing. Hines secured a municipal utility district but must fund off-site road infrastructure, including Walsh Ranch Parkway, West Point Boulevard and improvements to Old Weatherford Road.
