Schaumburg Approves $26M TIF for LPC's $100M O'Hare Logistics Park Expansion
Schaumburg officials approved Logistics Property Company's plan to buy 55 additional acres to expand the 390 O'Hare Logistics Park, granting $26 million in tax increment financing despite concerns about airport safety. The second phase, expected to cost $100 million, will add two warehouses to the development. Trustees also recommended Cook County grant a 12-year property tax incentive, contingent on Chicago-based LPC breaking ground by April 2027. Airport safety concerns center on warehouse heights: one building reaches 52 feet, two feet below airport airspace, while another beneath a flight path is set at 48 feet. Community development director Julie Fitzgerald said the FAA sent a letter stating no concern about the maximum height. The approval follows LPC's recent sale of a 1.2 million-square-foot vertical warehouse on Goose Island to Amazon for $195 million, below the $205 million development cost. LPC acquired and demolished 23 acres of unincorporated residential development along Long Avenue and purchased the additional 55 acres from Experior Logistics, which never began construction on a planned trucking headquarters.
